Terms & Conditions

1. Booking and payment

A booking is only final after receipt of a confirmation by email and payment of the deposit of 30% of the total amount.

The remaining amount must be paid by bank transfer no later than 30 days before arrival.

For last minute bookings, full payment is required upon reservation.

A one-off fee of €200 is charged as standard for final cleaning.

2. Warranty

A security deposit of €1000 is required upon arrival via bank transfer.

The deposit will be refunded within 10 days after departure, provided no damage has been found.

Any costs for damage, lost keys or extra cleaning may be deducted from the deposit.

3. Cancellation policy

Cancellation up to 1 day before arrival: the deposit will be forfeited.
Cancellation within 30 days prior to arrival: full refund of the amount paid.
In the event of force majeure caused by the landlord, the tenant will receive a full refund.
4. Arrival and Departure
Check-in: from 3:00 PM
Check-out: no later than 11:00 am
Key transfer takes place in person or via an agreed location or via a code that is sent by email.

5. Number of persons & use of home

The maximum number of guests is 6 + baby.
Parties, events or subletting are not permitted without prior written permission from the landlord.
Pets are allowed.

6. Waste

Waste must be sorted according to local regulations; instructions are available in the home.

7. Tenant’s responsibility

The tenant is responsible for any damage or loss caused during the stay.
Use of the house and facilities is entirely at your own risk.
8. Smoking and safety
Smoking is not allowed inside the house.
Fire safety must always be respected: no open fires or candles left unattended.

9. Force Majeure

The landlord is not liable for circumstances beyond its control, such as natural phenomena, power outages, water problems or pandemics.

10. Applicable law

This agreement is governed by Portuguese law. Any disputes will be resolved in accordance with local law.
