1. Booking and payment<\/strong><\/p>

A booking is only final after receipt of a confirmation by email and payment of the deposit of 30% of the total amount.<\/strong><\/p>

The remaining amount must be paid by bank transfer no later than 30 days before arrival<\/strong>.<\/p>

For last minute bookings, full payment is required upon reservation.<\/p>

A one-off fee of \u20ac200 is charged as standard for final cleaning.<\/p>

2. Warranty<\/strong><\/p>

A security deposit of \u20ac1000<\/strong> is required upon arrival via bank transfer.<\/p>

The deposit will be refunded within 10 days after departure<\/strong>, provided no damage has been found.<\/p>

Any costs for damage, lost keys or extra cleaning may be deducted from the deposit.<\/p>

3. Cancellation policy<\/strong><\/p>

  • Cancellation up to 1 day before arrival: the deposit will be forfeited.<\/li>
  • Cancellation within 30 days prior to arrival: full refund of the amount paid.<\/li>
  • In the event of force majeure caused by the landlord, the tenant will receive a full refund.
    4. Arrival and Departure<\/li>
  • Check-in: from 3:00 PM<\/li>
  • Check-out: no later than 11:00 am<\/li>
  • Key transfer takes place in person or via an agreed location or via a code that is sent by email.<\/li><\/ul>

    5. Number of persons & use of home<\/strong><\/p>

    • The maximum number of guests is 6 + baby.<\/li>
    • Parties, events or subletting are not permitted without prior written permission from the landlord.<\/li>
    • Pets are allowed.<\/li><\/ul>

      6. Waste<\/strong><\/p>

      • Waste must be sorted according to local regulations; instructions are available in the home.<\/li><\/ul>

        7. Tenant’s responsibility<\/strong><\/p>

        • The tenant is responsible for any damage or loss caused during the stay.<\/li>
        • Use of the house and facilities is entirely at your own risk.
          8. Smoking and safety<\/li>
        • Smoking is not allowed inside the house.<\/li>
        • Fire safety must always be respected: no open fires or candles left unattended.<\/li><\/ul>

          9. Force Majeure<\/strong><\/p>

          • The landlord is not liable for circumstances beyond its control, such as natural phenomena, power outages, water problems or pandemics.<\/li><\/ul>

            10. Applicable law<\/strong><\/p>

            • This agreement is governed by Portuguese law. Any disputes will be resolved in accordance with local law. <\/li><\/ul>

              11. Cameras<\/strong><\/p>
